We have set out below our Terms and Conditions when renting a property from Stephen Oakley & Co. 
Please read these terms carefully all tenants must sign the declaration on the last page. 
Please note: 
All applications are accepted only on a Subject to Contract basis 
To reserve a property, a holding depsoit equal to one weeks rent must be paid along with completed application forms.  
A full refund is returned to the applicant if the Landlord withdraws the property, while referencing is taking place. We will continue to advertise the property, but NO other holding deposit will be taken for the property, until your referencing is completed and the result is known. 
We recommend the holding depsoit be paid as soon as possible, to avoid disappointment. 
When the holding depsoit has been paid and all applicants over the age of 18 have completed a referencing form, we will send them to our independent referencing company, currently Goodlord. A full credit reference will be carried out. 
Please note: If you are self employed, the referencing company will possibly require sight of the last three years of accounts. 
When moving into a property you will need to pay a dilapidation deposit to Stephen Oakley & Co, as agent to the Landlord, this is held for the duration of the tenancy in a TDS Scheme or the Landlord is to place this in their own scheme. On termination of the contract, this deposit will be used to offset any agreed dilapidations beyond general fair wear and tear. 
Under NO circumstances will tenants be checked into a property until; 
1. All necessary payments (i.e., first month’s rent, deposit ) have been made in full by way of cleared funds, i.e., Bankers Draft or Telegraphic Transfer. Debit card payments are acceptable proving payment is made a minimum of 5 working days before the commencement of the Tenancy. 
2. All tenants have signed all the necessary legal documentation. 
The check-in will take place at the office where receipt of the inventory will be signed for. One full set, plus an additional set of front door keys if there are 2 tenants, will be handed over upon commencement. If you require any further sets of keys, we can arrange this at a cost to you and all keys must be handed back to Stephen Oakley & Co, when you vacate the property.
